Rental

I can only afford to buy my 4 Story Building. With that said, there will be a store front on the first floor, and an 2B/1b/1l apartment on the second floor. I will assume that I will not have any issues with the tenants paying their rent. If they do, they will have to move out, and I will have to make sure everything will be ready for the next tenant. The tenants will pay their rent by the 5th of the month, and if it makes it easier for them, I can come down to their rental, and collect the rent. If they wish to give me a money order, I will accept USPS money orders. Any other money order will not be accepted. There is a post office a few doors down from the rental, so they should be able to get a USPS money order. I will also accept a personal or business check.

The storefront will be required to pay all of the utilities, and will have a slightly smaller space due to the garage in the rear of the building. Currently, there is a coffee shoppe on the first floor. The shoppe always seems busy when I come close to the space. I will assume they will be able to afford the rent. If they decide not to lease my space, then they can find an alternative, and I will have to find a new tenant.

The tenant on the second floor will have a quality apartment that would assume for a family of 3. With that said, each member of the household will have a NAS that they will be able to use the resources of. There will also be a 4 tuner Tablo for OTA (Over The Air) DVR (Digital Video Recorder). The DVR can record 50 hours of 1080p video which will be sufficient for the tenant. They will just need a smart TV that would support Tablo to access it. All of these systems will be located in the communications room which will be locked away in the basement. Since the tenant will likely be a Section-8 tenant, they will likely wish to stay here, and continue renting the apartment.
